If you are looking to sell your home, the first thing to consider: does your home need a new roof?

We are not in the business of performing unnecessary work. But look through the prospective buyer's eyes: if the first thing you see is a bad roof, wouldn't you wonder what else is wrong with this house?

Some buyers might think, “Oh, I can do this myself,” thinking they can get a bargain on your home. But for the most part, many people don't know the first thing about roofing or any other type of home maintenance. When purchasing a home, most people want things to be in a good state of maintenance or repair, knowing you get what you pay for.

Also, in some circumstances, after an appraisal by a prospective buyer is completed, they require either a new roof be installed or a discount on the price of the home to pay for a new roof. Sometimes the buyer's mortgage company will not lend the funds until a new roof is installed.
